This quality property in Chelsea was refurbished for a private Client as their principal residence. A major excavation was carried out to provide a significantly extended Lower Ground Floor to give additional accommodation, entertainment and fitness suites and enlarged service areas. The upper floors were extensively remodelled and modernised to provide improved living accommodation, bedrooms and associated en-suite facilities.
Whilst original features were retained in compliance with the requirements of the Grade 2 listing, the general style of the interior refurbishment was crisp and modern.

All bedroom areas, and fitness suites, were provided with comfort cooling using concealed fan-coil units serviced from central chilled water and ducted fresh-air distribution systems. Other bedrooms were provided with local cooling systems. The main entertainment suite was serviced with a fully-ducted fresh-air and cooling system.
The new lower ground areas were provided with under-floor heating, the remainder of the rooms were serviced with concealed radiators, encased within fixed-furniture, panelling, and other decorative features.
The basement plant room houses the boilers, central direct-gas-fired water heaters, chilled-water plant, water storage and pressurisation equipment and all distribution and control equipment.

Although there is an extensive building management system automatically monitoring and controlling the services performance, there are conventional “front-end” user controls with simple switches, room temperature controls, and time controls to allow day-to-day routine adjustments. For more extensive adjustments, and system performance interrogation, the system interfaces via the local data network to a standard personal computer, which allows full control, either locally or remotely over the internet.
The property benefits from an extensive security detection, CCTV, recording, and monitoring system.
The principal rooms have localised lighting scene-set switch controls, general areas and bedrooms other than the principal suite have traditional local switches. |
